Buyers
Do I have to register to buy a property? In order
to request viewings and make offers on properties, then yes, you do. There's nothing
stopping you from browsing the properties and homes on this site without signing
up, and then when you're ready to actively purchase a house signing up at that point.[top]
Do I have to pay anything to buy a property? Certainly
not to us, no! There's your usual conveyancing fees (unless you do that yourself)
and, of course, the stamp duty, price of the house etc... but as for what you pay
MyOwnMove... Nothing! [top]
Are the vendors serious about selling their property?
Absolutely! Consider this... By advertising their property on MyOwnMove, the vendors
have already laid out money. When you sell a property via an estate agent it's costs
nothing until you sign on the dotted line. So if anything they're even more serious.[top]
Sellers
How should I value my property? There's several
valuable sources you can use to get a rough estimate of the value of your property.
The first is local news papers. Often if you have a free news paper delivered they
will have a property section. This can give you an idea of what similar properties
in your area are on the market for. Another is to use sites like
http://www.nethouseprices.com/
who list what properties actually sold for. Of course, you could always invite an
estate agent around to give your property a valuation, but be very careful as they
will often over value your property to secure the sale.[top]
What costs are involved with selling my property on MyOwnMove?
MyOwnMove charges abolutely nothing to advetise on it's website, however, all usual legal fees
associated with selling via regular means (e.g. estate agents etc...) still apply. You still save
a lot on commission though! [top]
How long can I advertise my property for? For as
long as you need to sell your house. Once it's on the site, it's on until YOU say
otherwise. Although we would like to mention that in our Terms & Conditions it's
one of the seller's obligations that they remove the property once it's sold. [top]
How many text messages notifications can I receive?
As many as it takes to sell your house. They're included in the intial fee so don't
worry about any extra charges. [top]
How do I remove my property? Two ways you can do
this. Both are via My Move.
The first, and most drastic, is to click the "remove" button next to your property.
You will be prompted to confirm that you do actually want to remove it. After which,
it will be deleted from MyOwnMove.
The second is to change it's status to Sold. It will no longer appear in any search
results. You can then change it back at a later date should you wish.
We hope you chose the second, and if so, congratulations on your sale!
[top]
How many properties can I advertise for sale? We
encourage you to advertise as many as you want. You can certainly manage them all
conveniently within "My Move". Each property listed will incur an additional fee.
[top]
I want to advertise 10+ properties. What can you do for me?
Please
contact us
with your requirements.[top]
Why shouldn't I use an estate agent instead? You
could use both us and them if you like. There's absolutely nothing stopping you.
However, what do you get you get for your money with them? They'll put you in touch
with buyers (we can do that), they'll manage viewings and offers (you can do that
on MyOwnMove at a fraction of the cost!), they'll advertise in local papers (unfortunately
we can't do that - yet - buy you certainly could!), they'll advertise on the internet
on well known websites (MyOwnMove does that for you too). An estate agent, like
all agents really, is a middle man.[top]
Sole Seller or Sole Agency? How does this affect me?
Please refer to the guide on this page on the Office of Fair Trading's website, with
regards to the differences. Basically though, if you have a Sole Seller agreement
with your estate agent then (unfortunately) they're entitled to a commission even
if you sell the house privately. However most agreements are Sole Agency
which does mean you can market, and sell, your house privately with no fee payable
to the estate agent. [top]
How do I get on the Featured Property section?
Homes are picked at random to be featured on the front page. Each time you visit www.myownmove.com, the chances
are that you will see a new property. As everyone pays the same price to list their property on My Own Move, we feel that's only fair! The only requirements
that we have for a home to qualify for Featured Property are that you must upload at least one photo and that the house is currently for sale (i.e. not Under Offer or Sold).

Why is your site free? I don't trust you!
We thought you'd ask that! That's why we have prepared this page that will hopefully answer your worries.
Are my details safe? Absolutely! We don't
list your details publically and nor do we expect you to post any of your details
on your advert yourself either. [top]
Why am I not receiving any emails? This
may be caused by having the option to be notified by emails switched off. To enable
email notifications simply edit your options in the "About Me" section of "My Move".
Also make sure that the email address we have for you is correct. We would also strongly advise
against using free email services, and in particular AOL, as they tend to be problematic. Lastly,
make sure that you have room left in your inbox to actually receive emails. [top]
What's QuickProperty? It's simply a number assigned
to each property so that if you see a property for sale you can simply enter it's
number to find out all about it. Likewise, sellers, you can simply advertise your property
as having MyOwnMove QuickProperty number of (your number) whenever you market it yourself.[top]
Can I sell AND buy on MyOwnMove? We certainly hope
you'd like to do both! You can manage all your buying and selling activities from
within "My Move". Easy! (we hope...) [top]
Viewing Safety It's extremely important that you're
careful when going on viewings, and likewise if you're a seller when you invite
people into your house! We really would advise that, if possible, when you go on
a viewing that you take along a friend for safety. Plus it always helps to have
a friend with you as they usually remember questions that you've forgotten to ask.
Sellers, again, same principle. You're inviting strangers into your house, and while
we're sure that 99.999% (roughly) of people that use our site are what we'd call
safe, well, you never know! [top]
Viewing Tips It's always the way isn't it? You view
a house and then you've forgotten to ask about such and such. Well, here's our cheat
sheet...
- Why are the vendors selling? If they say neighbours from hell then run a mile!
- How long have you lived here? A short time might indicate they dont like
the area or even the house.
- Ask how long it's been on the market - A good indicator of if they're willing to
budge on the price.
- Following on from that, maybe even ask them if they're open to offers. Most vendors
are!
- How quick are they looking to move?
- What are the neighbours like? - Go knock on their doors and find out if you like!
- Ask about noise levels. Who wants to live somewhere noisy?
- Practical things like council tax rates, water rates, etc...
- What have the vendors done to their house in the way of decorating?
- What features have warranties on them? Such as on the double glazing etc...
- Visit the property more than once if possible. Try and go different times like weekends,
evenings, daylight etc...
Vendors too... You can ask questions as well. House sales are a two way process!
- How long have they been looking to buy?
- Do they have a mortgage agreed? - Very important!
- How quick are they looking to move?
[top]
I sold my house. Thanks! Congratulations are in
order! We certainly hope we played a large part in that, and that you had fun selling
your house. We appreciate it can be stressful sometimes! If you have a good story
of how you used this site for the sale then please
let us know.
We love stories with a happy ending. [top]
What's RSS? To cut a long story short, RSS is a
way of web sites summarising their content in a format that people can automatically
download new information to their computer without the need for having to visit
the actual site. If you're the sort of person that bookmarks dozens of websites
then forget what they've bookmarked, this really is for you. It will save you a
lot of time! Basically you have a program on your computer, called an "RSS reader",
and this is what does the checking for new content. In our case, our new content
is of course, properties! This means that by using your RSS reader you can keep
up to date with new properties without even having to visit us.
Some RSS readers that we can recommend (because we use them!) are:
RSS Bandit [link - new window]
(Free, Windows)
Sharp Reader [link - new window]
(Free, Windows)
NetNewsWire Lite [link - new window] (Free, Mac OSX)
